Purchase Checklist

1. 3 most recent YTD Paystubs

2. Most recent 2 years' W2s, for each borrower whose income is used to qualify

3. RETIRED BORROWERS: 1 most recent monthly Pension statement, SSA Awards Letter, 1099Rs & 1099SSAs

4. IF SELF-EMPLOYED or BORROWERS using COMMISSION/BONUS INCOME to qualify: 2 Years' most recently FILED Personal & Business Tax Returns, with all W2s,1099s, & K1s, a YTD P&L Statement, 2 most recent monthly Business Bank Account Statements, your business license &/or current state registration, and 3 most recent YTD Paystubs, as applicable

5. Your most recent monthly Mortgage &/or Home Equity Loan Statement(s)

6. Your most recent complete Bank / Retirement Account Statement(s) (need all numbered pages including junk, miscellaneous and reconciliation pages; no "screenshots or account histories" please)

7. Current & Valid Driver's License for all borrowers / buyers

Generally, After Initial Credit PreApproval:

  1. Fully-executed Sales Contract
  2. Signed/Dated/Completed Disclosures - your Loan Officer will send to you directly via DocuSign
  3. Appraisal Fee Payment (after receiving your disclosures)
  4. Cancelled Earnest Money Check Copy
  5. Homeowners Insurance Declarations Page

This list may not be all-inclusive -Additional documentation may also be required by underwriting before or at closing; please be prepared for all custom requests by your loan officer, processor, or closer throughout the processing of your loan.

Other items that may apply: Contracts or Settlement Statements for Properties that are Contingent/Pending Sale, Credit Card Statements, Signed/Dated Letters of Explanation for Credit Inquiries or Delinquencies or Employment/Income Inconsistencies, Updated Bank Statements, Intent to Retain Current Property for rental/future sale, etc..., Finalized Bankruptcy &/or Divorce Documents, additional years' W2's/1099's/Tax Returns, or more/other...
